We start with the current market value of your property, what a well-presented version of it would reasonably sell for in today's market, in your suburb. Then we adjust for three things.
Our offer will typically be below what you might achieve through an agent in a strong market. The difference reflects the certainty, speed and condition flexibility we provide, not a reflection of the property's value.

We look at recent comparable sales in your suburb and the current market conditions to establish what your property is worth as a baseline.
Condition and work required
We factor in the cost and effort of any work the property needs repairs, maintenance, renovation or remediation. The more work required, the greater the adjustment.
Speed and certainty

In most cases we can make an initial offer based on your description and publicly available information. For some properties we may request a brief walk-through or photos before finalising the offer, but we'll always ask your permission first and this never happens without your agreement. We'll never send someone to your property unannounced.

In most cases, yes and we'll always do our best to accommodate changes. If your circumstances shift after you've accepted, contact us as early as possible and we'll work with you and the solicitors to adjust. The earlier we know, the easier it is to accommodate.
Major changes to the settlement date after the agreement has been signed will need to be agreed in writing with both parties' solicitors.

Once you've signed the sale and purchase agreement, you're contractually committed to the sale as are we. That's part of what makes our offer valuable: it's certain for both sides.
Before you sign, however, you're completely free to explore other options,there's no obligation to accept our offer just because you received it. We encourage you to take independent legal advice and weigh up your options before signing.
